What affects the cost of a warehouse in Dubai?
Mainly the floor area, clear height and span, the cladding and insulation, the floor slab design load, the mezzanine and office areas, MEP and fire-fighting requirements, and ground conditions. Steel and panel prices also move with the market, which is why we price them in the UAE and in China.
How long does it take to build a warehouse?
It depends on size, approvals and steel lead time. Steel fabrication and delivery usually set the critical path, so we order steel as early as the approved design allows. Every proposal includes a programme for your project.
Do you build in free zones such as JAFZA or Dubai Industrial City?
We build wherever the project needs us in the UAE. Each free zone has its own approval process, and we plan the submissions and inspections with that authority from the start.
Can you supply the steel structure from China?
Yes. Our procurement team works in Dubai and in China. We compare factory-direct steel and panels with UAE suppliers, inspect before shipment and manage shipping to Jebel Ali and customs.
Can you add a mezzanine or extension to an existing warehouse?
Yes. We check the existing structure and foundations, design the new steel and get the approval for the modification before work starts.
Do you also do the offices, MEP and fit-out?
Yes. Offices, MEP, fire safety, external works and interior fit-out can all be in one contract with us.
